Research from the feasibility study research indicated the local market is large
enough to support cultural activities. Predicted population growth of the Fenton
area, combined with the changing demographics of Flint, will encourage more patronage
of Fenton resources. Other contributing factors, such as rising gas prices, could
also encourage local residents to stay close to home when looking for sources
of entertainment.
The Fenton area id facing rapidly growing population and housing. This growing population brings with in an increased demand for goods and services in the area. If the population growth continues as predicted, Oakland County residents pushing north will likely represent increasing income and spending power. This household growth also means a projected increase in the base for support of a cultural center. Over the next five years, population, household, and income growth are projected as follows:

The Flint Journal reports that 23 new subdivisions are being built in Fenton Township alone. Population growth over the past 10 years has been described as “skyrocketing.” In mid-2003, Fenton was identified as leading the pack in growth among Michigan’s mid-sized cities. From 2001-2002, population spiked 7.2%, at a time when Genesee county’s population grew only .6%, and the City of Flint lost 1.4% of its residents.
Forty-four percent of the respondents openly identified (not selected from a list) what they felt was the biggest need for a cultural and events center in Fenton:

The Fenton Community and Cultural Center will address several of those concerns by adding a theater that will increase the entertainment venue and job infrastructure in the City of Fenton.
